Almost none of it existed before the mid-1970s. The estate was master-planned from 1976 and formally gazetted a decade or so later, so brick-veneer family homes from that late-1970s to 1990s window make up the bulk of what's standing, with townhouses and dual-occupancy infill added closer to the shops since.

That relatively narrow construction window means one particular weak point shows up again and again: flexi hoses fitted under sinks and behind washing machines during kitchen and bathroom updates. Decades on, plenty of those original braided connectors are ready to fail, and when they do it's sudden and without warning.

Around James Cook Drive and Joseph Banks Drive, where that first wave of construction is most concentrated, a flooded cupboard from a split flexi hose is one of the calls we get most.
